What Is the Difference Between Realtors and Real Estate Agents?

All Realtors are real estate agents, but not all real estate agents are Realtors. Are you confused? The word Realtor is a trademarked designation given to individuals who are part of the National Association of Realtors (NAR). This distinction guarantees home buyers that they are working with agents who subscribe to a code of ethics and who have met requirements to join a local real estate association.

Real estate agents are state-licensed individuals who are qualified to sell real estate. Currently, according to the U.S. Bureau of Labor Statistics, every state requires real estate agents to have a license to sell a property (www.bls.gov). Agents and real estate brokers do the same job, but brokers are licensed to operate their own real estate company.

What Classes and Training Programs are Available Online?

NAR offers its own Realtor University, which is not technically a real school but does offer courses to professional Realtors. You can also take continuing education courses through its online program. You pay a one-time fee for each course, but you do have an option to examine the module of any course before you register and pay.

Numerous accredited colleges and universities offer online real estate classes, which are available through a certificate of completion program or non-degree, continuing education programs. Each state has its own continuing education credit hour requirements, which you may need to complete every few years. These continuing education credits may also be applied toward your license renewal, which must be done every 1-2 years.

Another popular training option is to take a stand-alone pre-licensing real estate course. This course is usually 60-80 hours, but it is divided into multiple sessions which contain short lectures. At the end of each session, you must pass a quiz in order to move on to the next session.

What Supplies Do I Need?

In addition to having access to a computer with Internet capabilities, you may need computer software that can open and save PDF documents. Since certain classes may be available through CDs, you should ensure your computer has a CD-ROM drive. You should also be aware that some online real estate programs are not compatible with Macintosh computers.

What Will I Learn?

The pre-licensing course focuses on how to begin a career in real estate. Once you pass the exam given before the completion of a real estate pre-licensing course, you become eligible to sit for your state's associate licensing examination. Only after you pass the state's exam are you considered a state-qualified real estate associate. These topics might be covered:

  • Basics of homeownership
  • Steps to selling a property
  • Types of real estate licenses that are available
  • Marketing
  • Selling
  • Social media
  • Real estate law
  • Broker management

What About Realtor Membership?

Becoming a member of NAR, which allows you to call yourself a Realtor, requires membership in a local real estate association or board. In addition to needing a license in order to qualify for membership, local groups may require sponsorship by another Realtor, membership fees or other steps. Realtors also subscribe to a code of ethics.

As an established real estate agent or Realtor, you will need to meet ongoing requirements. Continuing education real estate courses that fulfill those requirements can cover a wide mix of subjects. You can study fair housing law, real estate taxes, home inspections, property management and real estate ethics. Specialized designations are also possible from the NAR.
